SEEING THE SHOT
Why the best property photographs begin before the camera is raised
The camera stays in the bag when I arrive. Not because I am not ready. Because the most useful thing I can do first is look.
This applies outside and in. The walk before the shot is not wasted time. It is the work.
Outside: approaching, retreating, repositioning
I walk toward the property the way a buyer would, from the street. Then I cross the road. Then I back further away than feels necessary. I move left. I move right. I crouch. I stand on the car door-frame for an extra foot of height. To anyone watching, this resembles mild indecision. What it actually is, is elimination.
Seeing a shot is not inspiration. It is the removal of options until only one remains.
The instinct most people arrive with is to get close. Stand in front of the house, raise the camera, fit it all in. The result is what wide-angle lenses do to a face in a funhouse mirror. A front door looms. A chimney leans. Walls that are perfectly vertical begin to converge at the top, giving the building a faintly unsettling quality that buyers cannot name but quietly feel.
This is why we do not use wide-angle lenses for exteriors.
A longer focal length keeps the proportions honest. It requires distance, often considerably more than feels right, past the parked car, across the lane, sometimes further still. That distance is not a problem. It is what makes foreground possible.
Foreground, depth, and the sense of arrival
Once you are far enough back, you can put something between you and the house. A gatepost. A flowering shrub at the garden's near edge. On an estate, a section of boundary wall, or the top of a hedge across the road with the house sitting in the middle distance behind it.
These are not obstacles. They are depth. A foreground element tells the viewer's eye where to travel. It creates the feeling of approaching a place rather than inspecting a photograph. Foreground, middle ground, background. The image breathes.
None of this is accidental. I am looking for it before I raise the camera.
Keeping walls vertical
There is a failure mode so common in exterior photography it has become invisible. The camera tilts back to fit the building in, the walls begin to converge toward the top of the frame, and the house appears to lean away from you as though reconsidering the arrangement.
Buyers do not consciously notice. They simply feel, dimly, that something is not quite right. The house looks smaller than it should.
The correction is almost entirely about position. Further away. Longer lens. Camera level. If the property is tall and the road does not give you room, a camera mast extended above head height and triggered remotely adds four or five feet of elevation. That is usually enough to keep the walls parallel and still capture the roofline. It takes a few minutes. The difference is permanent.
Shooting through flowers at low level, shooting over shrubs with the lens compressed, changing your height by even a foot: these are not tricks. They are what you find when you look before you shoot.
Inside: clocking the shot and reading the room
The same principle applies indoors, with one addition. The interior walk is not only about finding where the tripod goes. It is about the owner.
I walk through the property before I set up anything. I am noting which corner of each room gives me depth without distortion, where the light is working and where it is not, which spaces photograph better than they present and which ones are the reverse. I am, in the trade, clocking the shot.
But I am also listening. Why did they buy it? What do they love about it? People will tell you, if you ask and then stop talking. A vendor who mentions the view from the kitchen window every time they pass it is telling you something. That is a photograph. A vendor who apologises for the conservatory is also telling you something. That might not be.
Keeping vendors onside is not flattery. It is efficiency. The shoot goes faster when they feel their home is in good hands.
The dropped ball
You asked them to prepare. They almost certainly did not prepare everything. This is not negligence. It is human nature.
The living room is immaculate. The bathroom still has four toothbrushes, a damp towel on the floor, and the kind of shampoo collection that suggests a household in mild crisis. The way to handle this is not to make it awkward. Praise what they have done, which is usually genuine, and ask them quietly to sort the bathroom while you make a start.
Two reasons. First, it saves time. Second, you are less likely to miss it. A photographer who walks into a bathroom unwarned and shoots it anyway has not saved anyone anything.
The moment it locks
There is a point, inside or out, usually after you have repositioned yourself more times than you expected, when the frame settles. The proportions are right. The foreground is doing what you hoped. Nothing is fighting anything else.
You do not decide this has happened. You simply know.
Raise the camera. Confirm the level. Press the shutter. The work was in the looking. The pressing is almost an afterthought.
The best property photographs are not lucky. They are found, patiently, before they are taken.
